3 Things Buyers Are Most Surprised To Learn During a Home Inspection

Buying a home can be exciting, but it can also feel overwhelming. Many buyers walk into their inspection expecting either a perfect report or a long list of major defects.
In reality, some of the most valuable parts of a home inspection are the conversations that help buyers better understand the home they're purchasing.
Here are three things buyers are often surprised to learn during a home inspection.

1. Every Home Has Findings
One of the biggest surprises for many buyers is learning that every home has findings.
Whether a home is 5 years old or 50 years old, there are almost always maintenance items, repairs, or recommendations noted in the report.
A home inspection is not a pass-or-fail test.
The goal is to help buyers understand the condition of the property and identify which items are routine maintenance, which may require repairs, and which deserve further evaluation.
Even brand-new construction homes often have findings.
2. Sewer Lines Can Have Issues Without Any Warning Signs
Many buyers assume that if the sinks, tubs, and toilets drain properly, the sewer line must be in good condition.
Unfortunately, that's not always the case.
Because sewer lines are buried underground, issues such as root intrusion, cracked pipes, separated joints, or blockages can develop without obvious symptoms.
We've seen sewer lines with significant root intrusion that were still draining normally at the time of the inspection.
This is one reason many buyers choose to add a sewer camera inspection during escrow, especially on older homes or properties with mature trees.
A sewer line inspection provides valuable information about a major system that is normally hidden from view.

3. Maintenance Often Matters More Than Age
Many buyers focus heavily on the year a home was built.
While age certainly matters, the condition and maintenance of a home are often more important.
We've inspected older homes that were exceptionally well maintained and newer homes with significant concerns.
A home that has been properly cared for over the years may be in better condition than a much newer property that has experienced deferred maintenance.
The inspection helps paint a clearer picture of how the home has been maintained and what future maintenance may be needed.
